13+ years of UAE retail leasing,
distilled into one tool.
SiteScore wasn't built by a SaaS team that studied retail leasing. It was built by someone who spent 13+ years doing it — evaluating sites, negotiating leases, and sitting in board rooms defending deal decisions for some of the UAE's most recognised retail brands.

Nancy Saade
Founder · Senior Leasing Manager · UAE Market Specialist
I've spent 13+ years in UAE retail leasing — starting as a Leasing Supervisor at Paris Gallery in 2012, moving through Aswaq Management & Services and Al Maryah Retail Company, and now leading leasing operations as Senior Leasing Manager at Al Farwaniya Property Developments LLC in Abu Dhabi. I manage a team of six and report directly to the Head of Leasing.
Across every role, the bottleneck was the same: site decisions took too long, relied too heavily on instinct, and lacked a consistent, structured framework. Consultants charge AED 10,000–20,000 per report and take weeks. Internal models live in Excel files that don't travel. Junior team members can't run a rigorous OCR model during a site visit. SiteScore was built to fix all of that.
The scoring engine reflects the same methodology I've developed and refined across real lease negotiations, expansion pipelines, and re-tenanting situations throughout the UAE. Every weight, threshold, and risk flag is grounded in actual leasing practice — not theory.
Professional Background
Nancy's professional experience spans these operators and categories. This background informs the structure and judgment behind SiteScore's methodology. SiteScore's benchmarks are built only from publicly available market information and internal modelling — not from any employer's confidential, operator, or proprietary lease data:
Why I built SiteScore
The problem with consultants
A retail consultant charges AED 10,000–20,000 per site report and takes 2–3 weeks. Most brands can't run that process on every shortlisted site — so they guess on the ones that don't get a full report.
The problem with spreadsheets
Every leasing team has an OCR model in Excel. None of them travel. They don't work on a site visit. They can't be shared with a board. And they don't have benchmark context — just the numbers you typed in.
What SiteScore does instead
46 UAE malls pre-loaded. OCR benchmarks by category. Structured evaluation generated from your inputs. Shareable output in under 5 minutes. No consultant waiting time. No Excel. Just structured analysis.
How the methodology evolved
First steps in UAE retail leasing
Joined Paris Gallery as Leasing Supervisor — learning the mechanics of retail space, tenant mix, and lease administration from the ground up. Immediately recognised how gut feel and fragmented paperwork were driving million-dirham decisions.
Moved into mall leasing operations
Joined Aswaq Management & Services as Leasing Executive, managing mixed-use assets in Abu Dhabi. Started prospecting international and local brands, handling re-tenanting, and building a systematic view of OCR, rent benchmarks, and tenant performance.
Promoted to Leasing Manager — Al Maryah Retail
Led leasing operations at Al Maryah Retail Company (formerly Gulfretaled), Abu Dhabi. Managed a team of 3, drove occupancy targets, brought in prestigious brands, and refined a personal scoring framework for evaluating new sites and renewals.
Senior Leasing Manager — Al Farwaniya Property Developments
Appointed Senior Leasing Manager at Al Farwaniya Property Developments LLC, reporting to the Head of Leasing. Leading a team of 6 across two leasing managers and four administrators — overseeing all leasing functions, negotiating lease terms, and setting departmental strategy.
Launched SiteScore
After 13+ years of seeing deals decided on instinct and outdated spreadsheets, rebuilt the evaluation methodology as a live web tool. SiteScore gives any leasing professional or retail brand access to structured site scoring, OCR analysis, and AI-powered lease intelligence — in minutes, not weeks.
Where the benchmark data comes from
The rent benchmarks, OCR thresholds, and TOR percentages in SiteScoreAE are informed by publicly available commercial real-estate market research, UAE government statistics, industry publications, and SiteScoreAE's internal analytical models. No operator-provided, confidential, or internal lease data is used:
