Terms of Use

By accessing or using SiteScore at sitescoreae.com (“the Service”), you confirm that you have read, understood, and agree to be bound by these Terms of Use. If you do not agree, do not use the Service.

These Terms apply to all visitors, registered users, and paying subscribers. If you are using SiteScore on behalf of a business, you represent that you have authority to bind that business to these Terms.

SiteScore is a UAE retail leasing intelligence platform operated by Nancy Saade, an individual based in the United Arab Emirates. The Service provides:

• Quantitative scoring of retail sites based on user-provided inputs and UAE benchmark data.
• Occupancy Cost Ratio (OCR) calculations and scenario modelling.
• Benchmark comparisons across 46 UAE malls and 14 retail categories.
• AI-assisted deal summaries for internal review and board reporting.
• A deal pipeline tool to track and compare multiple sites.

Benchmark data is sourced from publicly available market reports, industry publications, and internal modelling. It represents market conditions as of Q2 2026 and is updated twice per year. It does not reflect landlord-specific, negotiated, or legally binding rates.

• You must be at least 18 years old and legally capable of entering contracts to create an account.
• You are responsible for maintaining the security of your login credentials and for all activity that occurs under your account.
• You must provide an accurate email address and keep it current. We use your email as the primary means of contacting you.
• You must not share your account credentials or allow multiple people to use the same account.
• Notify us immediately at our Contact form if you suspect unauthorised access to your account.

• SiteScoreAE currently operates as a free beta. Access is provided at no charge and is subject to usage limits.
• The platform does not process customer payments at this time. We do not collect card, bank-transfer, or other payment details, and there are no paid plans, credits, or subscriptions to purchase.
• Because no payment is taken, there are currently no charges, billing, renewals, or refunds.

You own the deal data you enter into SiteScore. By using the Service, you grant us a limited, non-exclusive licence to store and process that data solely for the purpose of providing the Service to you.

• We do not sell, rent, or disclose your deal data to any third party for commercial purposes.
• We do not share your data with landlords, developers, brokers, investors, or competitors.
• We may use anonymised, aggregated patterns derived from usage data to improve the platform — this does not expose your identifiable data.
• You may request deletion of your account and all associated data at any time. See our Privacy Policy — Section 9 for the process.

You agree not to:

• Use SiteScore to generate reports for resale or redistribution without our written permission.
• Attempt to reverse-engineer, scrape, or extract the benchmark data or scoring model.
• Share your account access with other individuals or businesses.
• Use the Service to mislead landlords, tenants, investors, or any other party by presenting indicative scores as professional valuations or certifications.
• Attempt to circumvent rate limits, payment gates, or access controls.
• Upload or input false, misleading, or fraudulent data with the intent to manipulate outputs.

Violation of these terms may result in immediate account suspension without refund.

All content, scoring methodology, benchmark data, algorithms, weighting models, design, and code on SiteScore is the exclusive property of Nancy Saade / SiteScore and is protected by copyright law, trade secret law, and applicable UAE and international intellectual property laws. All rights reserved.

Without express written permission from Nancy Saade / SiteScore, you may not:

• Copy, reproduce, or redistribute any part of the platform, its outputs, or its methodology.
• Reverse-engineer, decompile, or attempt to extract the scoring logic, weighting models, or benchmark data.
• Create derivative works, competing products, or tools based on SiteScore's approach or outputs.
• Use automated tools (scrapers, bots, crawlers) to extract data or content from the platform.

Board reports and evaluation outputs generated using your own inputs are licensed for your internal use only. You may share them with your team, board, or professional advisors. You may not republish them as independent market research, sell them, or represent them as professionally certified outputs.

Infringement of these rights may result in legal action under UAE Federal Law No. 38 of 2021 on Copyrights and Neighboring Rights and applicable civil and criminal provisions.

To the maximum extent permitted by UAE law, SiteScore and Nancy Saade shall not be liable for:

• Any loss or damage arising from your reliance on SiteScore outputs in making lease decisions.
• Any indirect, incidental, special, consequential, or punitive damages, including lost profits, lease losses, or business interruption.
• Inaccuracies in benchmark data, scoring outputs, or AI-generated summaries.
• Service outages, data loss, or security incidents beyond our reasonable control.

Our total aggregate liability to you for any claim under these Terms shall not exceed the amount you paid to SiteScore in the 3 months preceding the claim.

Nothing in these Terms excludes liability for fraud, death, or personal injury caused by our negligence.

To the maximum extent permitted by applicable UAE law:

THE SERVICE AND ALL OUTPUTS ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT ANY WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. SITESCORE AND NANCY SAADE EXPRESSLY DISCLAIM ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, COMPLETENESS, TIMELINESS, NON-INFRINGEMENT, AND UNINTERRUPTED OR ERROR-FREE OPERATION.

We do not warrant that: (a) the Service will meet your specific requirements; (b) outputs will be accurate, complete, or current at the time of your use; (c) the Service will be uninterrupted, timely, secure, or free from errors or harmful components; or (d) any defects will be corrected.

No oral or written communication from SiteScore or its representatives creates any warranty not expressly stated in these Terms. Use of the Service is entirely at your own risk.

You agree to defend, indemnify, and hold harmless Nancy Saade / SiteScore and its officers, contractors, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or relating to:

• Your use of the Service or reliance on any Output in breach of these Terms;
• Any lease agreement you enter into, or choose not to enter into, in reliance on Platform Outputs;
• Your violation of any applicable law, regulation, or third-party right;
• Any misrepresentation you make to any third party using SiteScore Outputs (e.g. presenting indicative scores as professional valuations or certified reports);
• Any breach of your obligations under Section 7 (Acceptable Use) or Section 8 (Intellectual Property).

This indemnification obligation survives termination of your account and these Terms.

These Terms are governed by and construed in accordance with the laws of the United Arab Emirates. Any dispute arising from or related to these Terms or your use of the Service shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

If you are accessing the Service from outside the UAE, you do so on your own initiative and are solely responsible for compliance with local laws. The Service is operated and intended for use within the UAE market.

SiteScore shall not be liable for any failure or delay in performing its obligations under these Terms where such failure or delay results from any cause beyond our reasonable control, including but not limited to: acts of God, natural disasters, war, civil unrest, government action or regulation, pandemic, cyber-attacks, telecommunications or internet infrastructure failures, power outages, or failure of third-party service providers (including cloud hosting, payment processors, or AI model providers).

In such circumstances, we will use reasonable endeavours to resume normal service as soon as practicable and will notify affected users where reasonably possible.

Severability: If any provision of these Terms is found by a competent court to be invalid, unlawful, or unenforceable, that provision shall be deemed modified to the minimum extent necessary to make it enforceable. All other provisions shall remain in full force and effect.

No Waiver: Our failure to enforce any right or provision of these Terms does not constitute a waiver of that right or provision. No waiver of any breach shall be deemed a waiver of any subsequent breach of the same or any other provision.

Entire Agreement: These Terms, together with our Privacy Policy, Legal Disclaimer, and any applicable subscription or credit terms, constitute the entire agreement between you and Nancy Saade / SiteScore with respect to your use of the Service and supersede all prior agreements, representations, and understandings of any nature.

No Third-Party Beneficiaries: These Terms do not confer any rights or benefits on any third party. No person other than you and Nancy Saade / SiteScore shall have any right to enforce any provision of these Terms.

Assignment: You may not assign or transfer your rights or obligations under these Terms without our prior written consent. We may assign our rights and obligations to any successor or acquirer of the SiteScore business without restriction.

We may update these Terms at any time to reflect changes to the Service, legal requirements, or our policies. For material changes, we will notify registered users by email at least 14 daysbefore the updated Terms take effect. The “Last updated” date at the top of this page reflects the most recent revision.

Continued use of SiteScore after the effective date constitutes acceptance of the updated Terms. If you do not accept the updated Terms, you must stop using the Service and may request account deletion per our Privacy Policy.
